1. Who we are

Dimore Collection is a service of Cireau Studio di Simone Canali (sole proprietorship), Viale Giuseppe Cattori 4, 6900 Lugano, Switzerland — Business ID CHE-249.315.262 — info@dimorecollection.com ("Dimore", "we").

2. Nature of the service — intermediation

Dimore is an intermediation platform. We present a curated selection of homes and facilitate contact and booking between the guest and the owner/manager of the home ("the Property").

The stay contract is entered into directly between the guest and the Property. Dimore neither owns nor manages the homes and is not a party to the stay contract. Dimore only receives an intermediation commission and/or collects the booking deposit.

3. Bookings and payments

• A booking is considered confirmed only after successful completion of the payment requested on the site (deposit/commission) or, for properties enabled for direct payment, of the applicable amount.
• On the site, the guest pays the booking deposit (equal to Dimore's commission) or, for Properties with integrated payment, the amount of the stay through the payment provider Stripe. The balance of the stay, where not paid on the site, is paid directly to the Property.
• Any tourist tax, security deposit and incidental costs are due to the Property as indicated in the home's listing and/or on site.

4. Guest obligations

The guest warrants the accuracy of the data provided, their capacity to contract, and compliance with the maximum number of guests and the home's rules (e.g. non-smoking, pets, check-in/out times). The guest is responsible for any damage caused during the stay, in accordance with the arrangements with the Property.

5. Liability

As the stay is provided by the Property, Dimore is not liable for the quality, safety, compliance or actual availability of the home, nor for any breach by the Property or the guest. Dimore's liability is limited to the correct performance of its intermediation activity.

6. Cancellations

Cancellation terms are set out in the Cancellation Policy and in the home's listing. In any case, the booking deposit is non-refundable. See the dedicated document.

7. Account registration

When booking, the guest creates an account to manage their booking. The guest is responsible for safeguarding their credentials. Data processing is described in the Privacy Policy.

8. Intellectual property

Trademarks, logo, text and images on the site belong to Dimore or their respective owners and may not be used without authorisation.

9. Governing law and jurisdiction

These Terms are governed by Swiss law. The place of jurisdiction is Lugano, Switzerland. For consumers, the mandatory protections provided by the law of their country of residence remain unaffected.
